The concept envisions a newly interpreted and partially open perimeter block structure, with commercial building and hotel embedded within the ensemble, as well as a residential building oriented toward south. This defines the important traffic axes within the urban space, while simultaneously creating a careful yet confident integration into the immediate neighborhood and a new entrance to the entire quarter.
The design thus deliberately assumes a "mediating role," subtly incorporating existing stylistic elements and reinterpreting them. Prefabricated ceramic facade elements vary according to the intended use and are consistently developed from the floor plan.




Extensive prefabrication proved to be a substantial factor in the resulting success. Each segment is produced from eight individual pieces that were suspended, aligned and affixed at the factory. Assembly at the construction site occurred “straight from the truck”. This type of prefab production decisively increased the quality of the workmanship.
